Villa Rosa is a private home. Please treat it as you would your own.

Maximum five guests. Visitors beyond that number need to be agreed with us in advance.

No parties or events. Quiet hours from 10:00 PM to 7:00 AM out of respect for our neighbours.

Enhanced Security & Privacy

Villa Rosa features exterior security cameras, a secure gated entrance, and an electric perimeter fence for an added layer of protection. No cameras are located inside the villa or in private guest areas. These measures provide added peace of mind while allowing you to fully enjoy your privacy inside the villa.

Accessibility & Assistance

Villa Rosa offers convenient accessibility for guests using a wheelchair or with limited mobility.

A portable wheelchair ramp is available at the veranda entrance to provide step-free access from the outdoor area onto the veranda. Once on the veranda, there are no steps to enter the villa, and the interior of the villa is step-free, allowing guests to move throughout the main living areas without navigating stairs.

Smoking Policy

No smoking inside the house.

When smoking outside, no ash and butts allowed on the grounds, use an ashtray and place the waste in trash can.

$300 hold fee for smokers. House will be inspected for any smoking damages and odors after stay. If all clear, deposit will be refunded. Any violations will lead to no refund.

Pool Rules and Information

Children are welcome at Villa Rosa, however note that there is no lifeguard on duty. The jacuzzi pool is unfenced, so children must be supervised at all times. Pool dimensions are 15.5ft x 8ft. Pool depth is 4ft at shallow end, and 5ft at the deeper end towards the back wall.

Pets Policy

No pets allowed. However there are exceptions:

  1. Pets less than 15 pounds allowed.
  2. {{ petUsd }} non refundable pet fee.
  3. No pets allowed in the swimming pool.
  4. Pick up after your pet.
  5. No pet loitering (unleashed) allowed beyond the confines of the compound.
  6. Only one pet per guest stay.

Please lock the gate and doors when you leave the villa.

Booking & Payment Terms +

Rates are {{ nightlyUsd }} per night for the whole villa, which sleeps up to five. Minimum stay of two nights.

Optional services: daily domestic assistance {{ hkUsd }} per day; breakfast service {{ bfEach }} per person.

Send a request through this site with your dates. We reply within 24 hours to confirm availability and the total.

Once confirmed, the full amount is paid up front by credit card, debit card or PayPal. Your dates are held while you complete payment and are only secured once payment clears.

Prices are charged in US dollars. Shilling amounts shown on this site are indicative only.

A valid ID is required at check-in for each adult guest.

Cancellation Policy +

More than 30 days before arrival: full refund, less any payment processing fees.

15 to 30 days before arrival: 50% refund.

Less than 15 days before arrival, or no-show: no refund.

Date changes are free once, subject to availability, if requested more than 30 days before arrival.

If we ever have to cancel on you, you receive a full refund or alternative dates of your choosing.

Check-in from 2:00 PM. Check-out by 10:00 AM.

Early check-in and late check-out can often be arranged — ask us and we will do our best.

We meet you at the villa, hand over the keys and walk you through everything.

How far is the beach? Villa Rosa is in Nungwi, minutes from the beaches, restaurants and dive centres at the northern tip of the island.

Is the whole villa mine? Yes. You book the entire house, yard, pergola and jacuzzi pool — never a shared room.

Is there Wi-Fi and power backup? Ask us when you book and we will confirm what is available for your dates.

Trips & tours Out on the island
Sunset dhow cruise. A traditional dhow off Nungwi beach as the sun drops into the Indian Ocean. Boats leave from the sand about 1.8 km from the villa, roughly five minutes by car. Mnarani Marine Turtles Conservation Pond. A community turtle sanctuary at the north tip, about 2.3 km away — five to ten minutes by car. Feed the green turtles, swim or take the kayak tour; entry is around $10 at the gate. Stone Town day trip. The UNESCO-listed old town, about 60 km south by road and an hour and a quarter each way — spice market, House of Wonders quarter, waterfront. Mnemba Atoll snorkelling. The reef lies about 12 km off the north-east coast. Boats leave from Nungwi or Matemwe; usually a half day with gear included.

Cook. A cook can prepare lunch or dinner at the villa. Tell us in advance so we can plan the shopping and any dietary needs. Breakfast service. $10 per person per day, served at the villa. Daily domestic assistance. $30 per day — cleaning, beds made, kitchen tidied. Shopping run. We can stock the kitchen with basics before you arrive; you pay for what we buy.
Getting around Transfers and taxis
Airport pickup and drop-off. {{ transferUsd }} each way between Villa Rosa and Abeid Amani Karume International Airport — about 65 km, an hour and twenty minutes. Send your flight details when you book. Stone Town transfer. A car and driver for the 60 km run south, arranged on request. Local taxis. Kendwa beach is about 3 km by road, Nungwi village about 1.8 km. We can call a driver we know.
Markets & evenings Village life after dark
Nungwi fish market. The daily catch auctioned on the beach in the late afternoon, about 1.8 km from the villa — the liveliest hour in the village. Dhow-building yards. Boats still built by hand on the sand at Nungwi, about 2 km away and a short walk once you reach the shore. Beach bars at sunset. The Nungwi and Kendwa beachfront fills up for sunset, 1.8 to 3 km away; a taxi back to the villa takes minutes. Kendwa full-moon night. The best-known monthly party on this coast, held at Kendwa beach about 3 km south.
